Use these forms to finance residential property, vacant land, condominiums, planned unit developments and small commercial property. ("Residential Property" means real property improved by four or fewer single family dwelling units that are designed principally and are intended for human habitation.) If a property meets these standard a "License Information or Affidavit filed in Accordance with Real Property Article" form is required. This Deed of Trust contains a "Power of Sale" clause which shall be made in accordance with the provisions of Section 7-105, Real Property Article, Annotated Code of Maryland, as amended, and Rules 14-201 through 14-210 of the Maryland Rules, as amended, or other applicable general or local laws of the State of Maryland or judicial rules of procedure relating to the foreclosure of Deeds of Trusts. A Deed of Trust with stringent default terms and conditions can be beneficial to a lender in the case of default. Included is an ["Affidavit of Consideration" required for mortgage or deed of trust.] (3-104.1(a)) [4-106(a)]

Very good information. Easy access and easy to download. All the forms needed for TOD to be notarized and recorded with the county office. Much better than working with a Trust and the expense of lawyers, especially when several parties are involved and the owner of said property knows exactly to whom the property should go. Having forms and instructions available for the public to have their wishes recorded and confirmed makes handling final planning much easier and prevents family members from having the unnecessary task of going through court to solve property distribution issues. I wish I had learned long ago....ok your directions appear to be clear but when you are not familiar to the words.....it can and is difficult.....I downloaded the forms and completed them by hand/pen.....I just hope it will be acceptable to the recorder....Thank you

Not knowing I could down load these forms, I first went to the local recording office thinking I could get info on the forms I needed. I was told that obviously you dont know what you are doing so find someone who does. This snippy clerk obviously didnt know the forms were accessible on line; either that or she was needing to feel her phony superiority.

The process was easy going. The process is one thing, the results another. I have attempting to resolve this matter, of claiming sole ownership of the property for several YEARS. I lost my Bride of 65 years in 2015. A lawyer I hired failed in his attempt, so I'm waiting to see the actual results.
