An administrator's deed is a fiduciary instrument used in probate proceedings to convey property from an estate. An administrator is a personal representative appointed by the Chancery Court when the decedent dies intestate (without a will), or a testate decedent does not name an executor of his/her will (or the named executor cannot or will not serve).
The administrator's deed under Miss. Code Ann. 89-1-67 quitclaims the grantor's title to a purchaser. In addition to meeting the form and content requirements for standard transfers of real property, administrator's deeds contain pertinent information about the estate, including the source of the administrator's authority to sell.
Use an administrator's deed to convey title to the decedent's real property pursuant to a decree of the Chancery Court following petition for sale. The administrator may need to sell real property when the decedent's personal property is insufficient to pay the estate's outstanding debts, or when the sale is in the best interest of the distributees, as determined by the Court.
The probate process can be complicated, so contact an attorney with questions about administrator's deeds or any other issue related to probate in Mississippi.

The experience was generally very satisfactory. I was able to fill out the Trust Deed and send it via email no problem. However, I was not able to send the filled out form of the Note. It always erased my fill-ins when it was sent. I found that very frustrating.

AMAZING! Easy to use, reasonable fee - and get MUCH MORE than just a deed form. I ordered a "deed" and received a whole "package," including a guide and the jurisdiction's costs schedule and cover page that would be needed to record the deed - even included a Certificate of Transfer that is not required for a deed but something I needed for a different transaction. The website was extremely easy to use and the cautions about not disclosing personal information were so clear and personal, they made me feel secure in knowing this site was not trying to rip me off. I thought it was easy, but I wish it were faster. I uploaded my document Monday night (after 5pm) and got my invoice the next morning Tuesday paid it right away. and my document was not sent to me as recorded until Wednesday morning even though it was recorded the day earlier at 8:30am. So there was a delay of almost 24 hours letting me know that my document was recorded. So if they could speed that up so that we knew exactly when it got recorded immediately I would give it a million stars

The documents themselves are fine and the information provided with them is helpful. I find the actual processing of the documents, however, to be difficult particularly once the document has been saved. First, I note that the box for the date only allows entry of the last 2 digits of the year. Unfortunately, my download only allows me to enter one of the 2 digits required. When I delete it repeatedly, it eventually allows both digits to be entered but puts them in extremely small text and in superscrypt. I have not found a solution to this problem and am not sure the deed can even be recorded with this problem. Another problem is that if you try to revise the document after you have saved it the curser goes to the end of the line after each key entry. This means that there basically is no way to efficiently save the document for reworking later since you will have to delete everything you have entered in the text box unless you only need to make a single keystroke change or are willing to replace the curser after each entry. Try that with a long property description! Please note that I am using a Mac to prepare my documents and perhaps this is part of an "incompatibility problem". However, I didn't see a disclaimer regarding Mac use and so would expect the documents to perform correctly. Overall, I give the program a "2 star" rating because I am experiencing significant difficulties in entering dates in the documents even before saving them and because saving your work for later revision appears to be basically unworkable.
