An executor's deed is a fiduciary instrument used in probate proceedings to convey property from an estate. An executor is a personal representative named in the decedent's will to settle a testate estate.
The executor's deed under Miss. Code Ann. 89-1-67 quitclaims the grantor's title to a purchaser. In addition to meeting the form and content requirements for standard transfers of real property, executor's deeds contain pertinent information about the estate, including the source of the executor's authority to sell.
Use an executor's deed to convey title to the decedent's real property pursuant to the provisions of a will ( 91-7-49) or a decree of the Chancery Court following petition for sale. The executor may need to sell real property when the decedent's personal property is insufficient to pay the estate's outstanding debts, or when the sale is in the best interest of the distributees, as determined by the Court.

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints. Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!). Outstanding forms and service. Liked that the main deed forms were PDF so I could fill them out on my laptop, in my own time, instead of some online Q/A auto populate system. Guide was helpful, as was the completed sample. Used the erecording service to file the deed, amazing.

descriptions for some areas were longer than what would print out on document - it showed and was visible on the form but would not print out - for example in the legal description. would be nice in fill in areas could be extended as needed

I purchased he Alabama Correction Warranty Deed Form to correct a mistake in the legal description. However, this form says it must be signed by all who previously signed the deed. One of these people is now deceased. Can I use this form? How would it be different? I would give you 5 stars but wish this issue had been addressed. Thanks.
