Taking out loans against the property without disclosure.

Useful in disputes involving breach of contract, specific performance, or fraud.
4. Used in Creative Financing / Wholesaling
Common tool used by real estate investors or wholesalers to "cloud title" and ensure their deal doesn’t get bypassed.
Especially useful in Contracts for Deed, lease-options, and assignment deals.
5. Low-Commitment Alternative to Full Contract Recording
Instead of recording the full sales contract (which may contain sensitive info), the affidavit briefly states that a contract exists and protects the buyer's interest.
Legal Effect in Missouri:
Does not transfer legal title
Does not create a lien—it simply notifies the public of your interest
Gives priority rights if filed before others (like mechanics’ liens, new purchase agreements, etc.)

This is an initial review of Deeds.Com and the ordering process for their Quit Claim package for Virginia. The ordering process was very easy and the price seems reasonable for what you get. I have reviewed and downloaded all my forms, but have not used them yet. Thus far I am pleased with the product and the process. E-Recording service is also offered, but I have not used that yet either. At this writing, I can whole-heartedly recommend Deeds.Com.

It was frustrating to get the scans done but that might have been due to a learning curve. After 4 tries they were accepted. I couldn't figure out how to delete or close the failed attempts. Waiting to see if Recorder office has changed the title.
