Under the Missouri Revised Statutes, the beneficiary of an interest in property may renounce the gift, either in part or in full (469.010). Note that the option to disclaim is only available to beneficiaries who have not acted in any way to indicate acceptance or ownership of the interest (469.020).
The disclaimer must be in writing and include a description of the interest, a declaration of intent to disclaim all or a defined portion of the interest, and be signed by the disclaimant.
Deliver the disclaimer within nine months of the transfer (e.g., the death of the creator of the interest) to the transferor or his representative or the holder of legal title (469.020). In the case of real property, acknowledge the disclaimer as is required for a deed and record it in the county where the property is located. In addition, deliver a copy of the disclaimer to the person or legal entity with current custody or possession of the property.
A disclaimer is irrevocable and binding for the disclaiming party and his or her creditors (469.010), so be sure to consult an attorney when in doubt about the drawbacks and benefits of disclaiming inherited property. If the disclaimed interest arises out of jointly-owned property, seek legal advice as well.

re: Transfer Upon Death Deed For Valencia County, NM, why not have ONE button to download all necessary forms? Individual buttons are tedious.

Customer service was poor. I felt like I had to debate the representative to provide guidance and assistance. They acted as though I knew the process, the documents involved, etc. At the same time, they asked me to confirm which documents or at least pages needed to be filed. It was very easy to order,download, and print. The only issue I have is that the guide that came with my form really did not help me filling it out. I feel the explanations could have been better and suited more for the standard person. I was still confused when filling it out and will probably have to get a lawyer to make sure it's filled out correctly

My experience so far is quite good. Useful documents. It would be very helpful if the labels on the files downloaded were in text format, like "Jurat" rather than "1429107022SF21141." It would save me the extra step of providing proper file names.

I wasn't sure what I was looking for initially so I printed out the wrong thing. Had to pay again to get the right one but much less expensive than getting it from a lawyer. Our military lawyers will make the forms official but they don't have the forms. Hope this makes things easier for our children when we pass. Thank you for offering this service.
