Missouri Personal Representative's Deed for an Independent Personal Representative
The laws governing Missouri probate proceedings are codified at Chapters 472-475 of the Missouri Revised Statutes.
An independent personal representative's deed is a fiduciary instrument used to transfer a decedent's interest in real property to a purchaser. A personal representative (PR), who may alternately be referred to as either an executor or an administrator, is the person appointed by the Probate Division of the Circuit Court to manage the decedent's estate.
Use the personal representative's deed in independent administration when the PR is authorized to sell real estate under a power conferred by the decedent's will ( 473.457, RSMo). The PR's deed must meet all state and local standards for content and format. It also makes reference to the deceased owner and the probate case, and might require supporting documents such as an official copy of the death certificate.

I was in a rush to record a quit claim deed, however due to covid 19 Miami dade county recorders office are not open to public. According to staff I would have to mail in the quit claim deed and wait approximately two weeks for the deed to get recorded. Thanks to Deeds.com I got my document recorded in less than one day. Death of JT form was excellent. You have the best documents out there. I wish I could have read the sample just so I knew my information was entered correctly. Real problem is County wants a bar code on documents to get recorded. Now? Need four deed forms so the expense starts to be prohibitive. I would rather pay more and get multiple access.

Deeds was responsive and got back to me right away suggesting I go to the county and retrieve copies of the deed there. It's a couple of hundred miles away so was hoping I could do it online. A pretty good website though. Sorry we couldn't do business.

I purchased this form to add my boyfriend to the deed of our home. He owns his own business so he cannot be on our mortgage. The guide doesn't clearly explain adding a person rather than focusing on transferring during a purchase or selling of a home. For future, I'd recommend make a few different examples for those who are trying to use this for the other options a Quit Claim Deed is needed for.

Very straightforward. Only issue was it took a few times for the mineral deed form to show up. The first few times it instead showed a mineral rights transfer between operators.

Deeds.com had much better and fuller information than any other help i found (90% complete vs 60 % complete); they tout how up-to-date they are on all the counties in the country and the idiosyncrasies of each county's forms and procedures; but some minor points of the info i needed were missing or confusing. Including that they sold me on e-Recording my deed through them, only to find out after i had done all the prep for that, that they had failed to tell me upfront (or i missed it somehow) that the county i was dealing with did not yet accept online recording. So, they were by far the best i found, but not 100%.
