Amending a Construction Lien in Nebraska
Construction liens are governed under the Nebraska Construction Lien Act, found at Sections 52-125 to 52-159 of the Nebraska Revised Statutes.
Once a lien is recorded, there may be a reason to modify it later on. Should a modification become necessary, the claimant must file an Amendment of Recorded Lien.
A recorded lien may be amended by an additional recording at any time during the period allowed for recording the original lien. Neb. Rev. Stat. 52-148(1). An amendment adding real estate or increasing the amount of lien claimed is effective as to the additional real estate or increased amount only from the time the amendment is recorded. Id.
After the period allowed for recording the original lien, it may be amended for the purpose of: (a) Reducing the amount of the lien; (b) Reducing the real estate against which the lien is claimed; or (c) Making an apportionment of the lien among lots of a platted subdivision of record. Neb. Rev. Stat. 52-148(2).
The amendment states the recording location and date of recording of the notice of lien being amended and sets out the respects in which it is being amended. Neb. Rev. Stat. 52-148(3). It identifies the parties, the location of the subject property, and must also meet state and local standards for recorded documents.

Best Way EVER to record a warranty deed! It was nice to not have to drive anywhere and find the facility closed or "unable to process due to covid19 and buildings being closed". The correspondence between me and deeds.com was very timely in our back and forth email correspondence, and the processing was all finished in a timely manner. The forms are very confusing when there is so much to download! Trying to keep track and make sure you have everything needed is terrible! I think I have everything but I was under the impression I would be filling it out online and with instructions... I am very disappointed to say the least!

The documents themselves are fine and the information provided with them is helpful. I find the actual processing of the documents, however, to be difficult particularly once the document has been saved. First, I note that the box for the date only allows entry of the last 2 digits of the year. Unfortunately, my download only allows me to enter one of the 2 digits required. When I delete it repeatedly, it eventually allows both digits to be entered but puts them in extremely small text and in superscrypt. I have not found a solution to this problem and am not sure the deed can even be recorded with this problem. Another problem is that if you try to revise the document after you have saved it the curser goes to the end of the line after each key entry. This means that there basically is no way to efficiently save the document for reworking later since you will have to delete everything you have entered in the text box unless you only need to make a single keystroke change or are willing to replace the curser after each entry. Try that with a long property description! Please note that I am using a Mac to prepare my documents and perhaps this is part of an "incompatibility problem". However, I didn't see a disclaimer regarding Mac use and so would expect the documents to perform correctly. Overall, I give the program a "2 star" rating because I am experiencing significant difficulties in entering dates in the documents even before saving them and because saving your work for later revision appears to be basically unworkable.
