Nevada Unconditional Final Waiver of Lien upon Final Payment
Pursuant to NRS 108.2457(5)(d), this waiver releases all rights of the claimant to place a mechanics lien on the owner's property unconditionally, even if the payment check has been returned or a stop payment order was issued. As such, claimants should issue this type of release only when they are positive their work is done and the payment has cleared their bank. Owners should demand this release when they have paid in full.

This was so easy to download, open the files and then complete the document on the computer then printing out. I waited to review this until we took it to Courthouse for the Recorder of Deeds and the legal task is now done. An attorney would probably have charge $300. This is a real deal packet!

If I hadn't spent my career as an escrow officer (albeit in another state), I may have had a hard time figuring out exactly which deed I needed and how to prepare them, even with the back-up informational, how-to pdf documents, without an attorney. My experience speaks to how much the general public doesn't understand and how confusing it can be. Nonetheless, the access to so many documents at a fairly reasonable cost, the basic how-to docs made available along with the purchased doc makes all the difference. This service is excellent. I submitted a Quickclaim Deed so my home would be in the name of a Living Trust I had just created. This was my first attempted at any of this and the staff person, KVH, who reviewed my Deed was extremely helpful and quick to respond to any questions I had and to make sure the Deed had the correct information before submittal to the county for recording. I started the process one afternoon and by the next day, the Deed was submitted to, and recorded in, my county. I will use them again whenever needed.
