Mechanic's liens are governed under Chapter 447 of New Hampshire Statutes.
A waiver is a knowing relinquishment of a right. In this case, the person granting the waiver is relinquishing the right to seek a mechanic's lien for all or part of the amount due for work completed, or to be completed. This assurance is usually enough to induce the other party to pay.
Use the Final Lien Waiver when a final payment has been made (and cleared by the bank) and the potential lien claimant has no valid reason to maintain a right to a lien. A valid waiver identifies the parties, the location where the work or improvement took place, and relevant dates and payment amounts. It also sets forth any restrictions or limitations on the waiver of lien rights. Deliver the completed form to the property owner.

It would be helpful if the numbers on the instruction sheet were on the form. I was confused on page two if the signatures were for witnesses or buyer (grantee). I do like the form and will use it in the future. Also page one Grantee's signature only has one line and if there are two buyers need another line.

My county accessors office recommended this site. My Uncle passed away and did not leave a will and I needed to have his deed transferred into my name. I was able to do it using the sample Deeds.com provided. I used it as a guide to fill out the paperwork that I printed off of the Deeds.com site. I thought it was easy, but I wish it were faster. I uploaded my document Monday night (after 5pm) and got my invoice the next morning Tuesday paid it right away. and my document was not sent to me as recorded until Wednesday morning even though it was recorded the day earlier at 8:30am. So there was a delay of almost 24 hours letting me know that my document was recorded. So if they could speed that up so that we knew exactly when it got recorded immediately I would give it a million stars
