Mechanic's liens are governed under Chapter 447 of the New Hampshire Statutes.

The Notice of Intention to File a Mechanic's Lien shows a property owner or other party that the contractor is prepared to file for a lien if payment is not made on an outstanding balance for work completed.

The Notice should be directed to the property owner, lessor, guarantor, or other party responsible for any lien placed on the property. The document contains the name and contact information of the lien claimant, information about the subject property including a legal description, an itemized list of all materials delivered or labor furnished to date, and a breakdown of costs due. As an additional persuasive measure, include a draft copy of the petition for ex parte attachment to show the recipient the contractor is fully prepared to file the petition in court.

I am a real estate attorney in CA. These Wyoming model deeds look too basic and barely adequate: no usual name and address at the top for tax statements and who recorded it. Some old fashioned legalese that only obfuscates. I won't use them. Your background info was good though.

I received an acknowledgement that you received the question, that you might or might not answer it, and don't bother to reply to you email, as no one would read it. Example deed given did not apply to married couples as joint owners with both being grantors. The example and directions also did not show how to write more than one grantee as equal grantees. Both would have been helpful when husband and wife are granting their property to their children equally. Also when attaching the exhibit A with the property description the example did not say "see exhibit A"in the property description area, so I didn't write that. Luckily the recorder of deeds allowed me to write it in. I think directions and examples for multiple scenarios would be helpful.
