A New Hampshire quitclaim deed prepared for one individual grantor carries a single signature line, one acknowledgment certificate, and the statutory phrase that gives the instrument its character: with quitclaim covenants. This fillable form prepares that deed under RSA 477:28 for one person conveying New Hampshire real estate, with covenants that reach the grantor's own time in title and stop there.
Covenants That Reach the Grantor's Own Acts
In many states a quitclaim deed promises nothing. New Hampshire wrote a middle path into RSA 477:28: a deed in substance following the statutory form conveys in fee simple, and the words with quitclaim covenants carry two defined promises. The grantor covenants that the premises were free from all encumbrances made by the grantor, except as stated in the deed, and that the grantor will warrant and defend the title against the lawful claims and demands of all persons claiming by, through, or under the grantor, but against none other. Claims that arose before the grantor took title sit outside the covenants, which is what separates the quitclaim form from the full covenants the RSA 477:27 warranty form describes.
One Grantor, One Signature, One Certificate
The form recites exactly one grantor, an individual signing in a personal capacity, and carries one signature line with the printed name entry New Hampshire registers check under RSA 478:4-a and one acknowledgment certificate in the RSA 456-B:8 short form. A marital status entry sits in the grantor section because of the homestead rule: under RSA 480:5-a, no deed conveys or encumbers the homestead right unless executed by the owner and the owner's spouse, so a married owner conveying a homestead presents a two-signature pattern this form does not recite. Patterns that present the single-grantor configuration in the record include an unmarried owner conveying to a buyer, a sole owner moving title after an estate division, and a grantor releasing a claimed interest to quiet a title question.
The Checkpoints a Register Reads on the Face of the Deed
New Hampshire registers of deeds check three content items at intake under RSA 478:4-a: the latest mailing address of all grantees, the names of all municipalities in the first sentence of the first description paragraph, and a typed or printed name under each party signature. The form builds each one in: a dedicated latest mailing address entry in the grantee section, a description section that opens with the municipality and county blanks, and printed name lines under both the grantor signature and the notary signature. The page layout follows the statewide Uniform Standards adopted under RSA 478:4-a, II, reserving the top right half of the first page for the register of deeds and placing the return address block in the top left half, with one inch margins and 12 point Times text above the 10 point statewide minimum.
Transfer Tax Rides With the Deed
Recording and the real estate transfer tax travel together in New Hampshire. RSA 78-B taxes each sale, grant, or transfer of real estate unless exempt, at $0.75 per $100 of price or consideration on each side, purchaser and seller both liable, commonly stated as $1.50 per $100 combined, with a $20 minimum per side where the consideration is $4,000 or less. Under RSA 78-B:6 a deed does not record without evidence of payment attached or a statement on the instrument that the transaction is not subject to the tax, and the form carries a dedicated transfer tax statement section for the exempt case. The declaration of consideration and inventory of property transfer filings that follow a sale go to the Department of Revenue Administration separately and are not included in this package.

I did not like the size of the Warranty Deed form which took 2 pages to print. It should be no larger than 8 1/2 by 14 inches. I did not like that I could not reformat it to be smaller, could not eliminate unused lines, could not delete the excessive 4 signature lines, could not copy or paste into text editor. Very unsatisfactory rating.

The process was easy and cost was reasonable. My only suggestion is to allow user the ability to shorten the space between the county and state and the space after the month. I needed to draw a line at the courthouse before they would file it.
