A quitclaim deed in North Dakota will take effect and will vest the interest intended to be transferred by the grantor to the grantee upon its delivery (47-09-06). The post office address of the grantee is a prerequisite to recording (47-10-07). Additional requirements, such as a Certificate of Real Estate Value, signature of the grantor, and an acknowledgment, can be found in the North Dakota information section.
Every grant of an estate in real property in North Dakota is conclusive against the grantor and everyone subsequently claiming under the grantor, except a good faith purchaser or encumbrancer who acquires a title or lien for valuable consideration by an instrument that first is duly recorded (47-10-08). Recording a North Dakota quitclaim deed provides notice of the contents to all persons (47-19-19). If a quitclaim deed is not recorded, it is void as against a subsequent good faith purchaser who purchases the same real estate for valuable consideration (or portion of it) whose conveyance, whether it is entitled to be recorded or not, is first duly recorded in the proper county in North Dakota. If a quitclaim deed is recorded first, this does not affect the question of the good faith of the subsequent purchaser (47-19-41). An unrecorded quitclaim deed is valid between the parties to it and those who have notice of it (47-19-46). However, having knowledge of a quitclaim deed that is outside the chain of title does not constitute notice (47-19-41).

It was very easy to set up the account but then everything is very costly. I didn't see any publications that were free to account holders, so as infrequently I have to do a title search, I may as well just hire an online service to do the legwork too.

The forms are very confusing when there is so much to download! Trying to keep track and make sure you have everything needed is terrible! I think I have everything but I was under the impression I would be filling it out online and with instructions... I am very disappointed to say the least!

I found there were a large number of documents available to download. The file naming on the PDFs could be more descriptive, and it would be nice to be able to download a complete set with one click.

I was counting on deeds.com to help me with a closing I was working on. I stumbled with the instructions but when I recovered there were no problems. The instructions were helpful and the deeds etc. were just what I needed. I give deeds five stars. I am 76 years old and when the application asks for the user's name I always think they want my name. WRONG. I am trying to learn computer speak.

The NV Clark County deed upon death was perfect! Our county doesn't offer a template, but rather has a long list of rules and specifications where they expect you to make your own document. I didnt want to risk making an unacceptable form so I purchased the template from Deeds.com. It was easy to use and very thorough. Our deed upon death was notarized and filed with the county with no issue. Save yourselves the time and headache and get the template!

The experience was generally very satisfactory. I was able to fill out the Trust Deed and send it via email no problem. However, I was not able to send the filled out form of the Note. It always erased my fill-ins when it was sent. I found that very frustrating.
