Questions answered? Let's get started!

Mechanic's Lien assignments can be accomplished by filing an assignment of lien document with the county recorder or prothonotary office where the subject property is located and where the lien was originally recorded.

One of the fundamental principles of contract law is the right to assign contract rights to a third party. For example, Bill contracts with Ted to build a house for Ted. Bill then assigns the right to payment for the house to Fred (maybe he owes Fred some money on a debt). This is called an "assignment." With the basic legal terminology clarified, let's move on to how lien assignments work in Pennsylvania.

Typically, under the rule on assignments, all rights of either seller or buyer can be assigned except where the assignment would materially change the duty of the other party, or increase materially the burden or risk imposed on the other party by the contract, or impair materially the other party's chance of obtaining return performance. In general, as long as there is no increased burden or risk, or the duties required by the party subject to the lien somehow change, an assignment is permissible.

A valid assignment identifies the parties, the subject property, relevant dates, fees, and payments, and any other details needed for the specific situation. In addition, the document must meet all state and local standards for recorded documents.

Mechanic's Liens are governed by Title 49 of the Pennsylvania Consolidated Statutes.

Good information guiding through filling out the product. Would like form to be more flexible in terms of spacing, but otherwise excellent.

Deeds.com was user-friendly, clear, specific and complete. I used the site to create and submit a Notice of Termination form, and was able to walk it to my local county court with no major issues. It worked out perfectly.

I would give you a zero if possible. The webpage is as cumbersome has all get out. I am on web pages all day every day and this one is by far the hardest one to get around in.

Used a form from this service. Best part about these forms is that they don't let you get in trouble by removing or changing things that should not be changed. It's easy to look at something and think why is this margin so big, why is this field so small and want to change it only to find out it is incredibly important. That's why they are the deed document pros.

Thank you for the thoughtful review! We're so glad to hear you found our forms reliable and well-structured. It’s true—what might look like an odd margin or a small field is often there for a very specific legal or recording reason. We’ve seen how small changes can lead to big headaches, which is why we design our documents to be both user-friendly and compliant with strict recording standards. We really appreciate you recognizing the care that goes into each one. Thanks again for choosing us!

After receiving the forms online and reviewing them, it was very easy to fill this out and the additional information was very helpful. Saved a lot of money by not having to use a lawyer/paralegal to do this simple task. Will definitely use Deeds.com in the future for any further needs. Thank you
