The Principal(s), owners of the property appoint a second party, attorney-in-fact to sell a specific property. In this form the principal is empowering the attorney-in-fact to do and perform any act necessary to sell and convey the real estate specified. Included is a "Special Instructions" section where the attorney-in-fact's powers can be further limited and/or defined.
This power of attorney shall become effective immediately upon the execution of same and pursuant to Tennessee Code Annotated Section 34-6-101 et seq. and shall be considered a "Durable Power of Attorney."
This power of attorney is formatted for recording in the Tennessee County, where the subject property is located and terminates upon a date provided by the principal. Therefore 60, 90, 120 days, etc. can be allotted for the sale.

I could not be happier with the service afforded by Deeds.com. After having been directed to two other organizations who purportedly performed this service and being told they could not accommodate me, I found Deeds.com. The website is extremely easy to use, the directions are clear and concise. The site updated me regularly as the documents were progressing through the process, and the detailing of costs was great. Review: There are 10 PDFs in this warranty deed package. I don't even know what to do with them all. I don't think the directions are clear enough on how to put it all together. I probably won't use it, and feel I have wasted my money.

A better or more simplified explanation of what some of the more common titles would be used for would help. You list 6-8 types of Trusts alone. An example of doing a Grant Deed to move a property into, out of, or from a Trust to a Trust would have been helpful.

The form was very easy to use and the sample tool you had was very helpful. the only problem i had was saving the document and then trying to find it later. I finally was able to figure out how to save it. but i still cannot find the saved document on my computer. Luckily i printed it before i closed it and did not need to make any changes.

Lee County, FL did accept the "Satisfaction of Mortgage" form. It was easy to fill out except for a couple of areas. Your fill in areas need to accommodate for whatever space needed for the pertinent information we as customers have to fill out. As individuals, banks have their own. Example when there are more than 1 party and information needed. Example of Document #; I was 1 number short (using Exhibit A was ridiculous.) So I had to write in the # after printing. Very unprofessional looking on a legal document. Just saying. Also, in Lee County, FL your document # is called "Instrument #, not said in your instructions. Hope this information helps for updates on your forms.
