A quitclaim deed in Texas is recordable once it has been acknowledged, sworn to with a proper jurat, or proved according to law. The grantor to the quitclaim deed must sign and acknowledge the instrument. If the grantee's address is not included in the deed, the recording party may face penalty fees. There may also be formatting standards and specific guidelines as to the type of information that should be included in a quitclaim deed presented for recording in Texas.
An unrecorded quitclaim deed is binding only to the parties involved, the party's heirs, and a subsequent purchaser who does not pay a valuable consideration or who has notice of the instrument (Tex. Prop. Code Ann. 13.001 b). The recording act in Texas states that any conveyance or interest in real property (i.e. a quitclaim deed) is void against creditors and subsequent purchasers for valuable consideration without notice unless the instrument has been acknowledged, sworn to, or proved and filed for record according to law. A quitclaim deed that is properly recorded in the proper county in Texas will provide notice to the public of the existence of the instrument and will also be subject to public inspection (Tex. Prop. Code Ann. 13.002).

The process was easy and cost was reasonable. My only suggestion is to allow user the ability to shorten the space between the county and state and the space after the month. I needed to draw a line at the courthouse before they would file it.

I was in despair as I needed to file two (2) very important documents with the County. Due to Covid the office was closed and my only recourse was to E-Fie with a service provider. I was fortunate enough to hear about Deeds.com. They were specific, courteous, patient and most of all productive. My documents will take awhile for the final filing but that is because the County happens to have a slow turn around time. Otherwise, I am now relieved that this part is over. Thank you Deeds.com. Working with one document at a time every thing was great, but the program will not let multiple documents save independently. When I saved a document and created another document the changes I made on the second document were on the 1st document. No big deal if your printing, but if your saving to email later, its an issue.

While it's nice to get all the forms and info in one package for a reasonable cost, the fixed format of the form does not allow for a lengthy meet and bounds property description for real property. Also, the Cover Sheet has big fillable sections with no instructions about what's supposed to go there. I tried the "Contact Us" link, but all it does is spin saying it's trying verify the security of my connection. Looks like I;m going to have to create my own deed in MS Word instead of just filling in the blacks of the PDF file that I downloaded. Bummer!

This is a very useful site for downloading legal forms - just be sure you're getting the form you need before buying.
Unfortunately I selected the wrong form initially and had to buy a 2nd form to correct my error. I saw no way of communicating my error at that point - i.e., loss of one star.

It was more detailed than the forms on other website, plus cheaper. I do not have date it was recorded in 2000 but did have date of warranty deed. Will that be ok with Recorder? Also did not want to date it today till I know when and where the Recorders office is located.
