Use this form to grant and assign an existing Deed of Trust to an assignee (by an instrument in writing, signed and acknowledged in the manner provided by law entitling mortgages to be recorded, assign the same to the person therein named as assignee) Once completed record the assignment in the auditor's office of the county where the Deed of Trust was recorded. For use by individuals or corporations. (RCW 61.16.010)
By law the current borrowers must be notified of the assignment and change of creditors with contact information, generally within 30 days to avoid penalty. Included are "Notice of Assignment of Deed of Trust" forms.

I was in a rush to record a quit claim deed, however due to covid 19 Miami dade county recorders office are not open to public. According to staff I would have to mail in the quit claim deed and wait approximately two weeks for the deed to get recorded. Thanks to Deeds.com I got my document recorded in less than one day. You think you're purchasing 1 form for $25 but you are getting several which explains the $25.
My printer ran out of black ink and I couldn't change the color of the text so that it would print. I couldn't copy and paste it to Word and work on it there. I'm going to purchase ink today so that it will at least print right.
I will have to retype the text in Word; not good.

Disappointed. Description of Lien discharge form does not indicate it is specific to Mechanic liens. I'm inexperienced with liens & should have contacted someone before I ordered.
