When an action that has been commenced and affects title to real property, any party to the case may file a Lis Pendens. Once recorded the Lis Pendens gives (constructive notice to a purchaser or encumbrancer of the) subject (property). (Every person) who subsequently purchases or encumbrances the subject property, (shall be bound by all proceedings taken after the filing of such notice to the same extent as if he or she were a party to the action.) (RCW 4.28.320) A Lis Pendens is not a lien but in effect acts like one, because of the fear of being bound to the results of the legal proceedings.
Such Lis Pendens shall contain:
(the names of the parties)
(the object of the action and)
(a description of the real property in that county affected thereby) (RCW 4.28.320)

My sale is a land contract and it is complicated. We were thinking we'd have to get an attorney. Your site is very thorough and helpful. We will still have an attorney look over our final papers --and we are still waiting on my deed from the bank to finalize our input. First time using Deeds.com and feel that your platform is clear and easy to use. I was also pleased with the messaging center and follow-up and also surprised at how quickly our particular deed was recorded and available to view. Having said that, when I first investigated Deeds.com the fee was $15 and as of 1/1/21 it has increased to $19 which I feel is pretty steep for the handling of 1 simple document especially when the turnaround was basically the same day. Your fee was nearly the equivalent of the cost of the Clerk's recording fee. Perhaps you should offer a fee schedule for those of us who are not volume recorders. Just a thought.
