After a complaint is filed that (might confirm or change interests in the real property) the Plaintiff shall record a Lis Pendens in the county or (each county where any part) of the property lies. The Lis Pendens will be recorded with the Registry of Deeds of said county.
The Lis Pendens will contain:
The names of the parties involved
The object of the legal action taken
A legal description of the affected property.
Once recorded the Lis Pendens becomes constructive notice to would be (purchasers and encumbrancers.) After the Lis Pendens is filed any subsequent purchaser or encumbrancer will be bound by the proceedings as if they were a party to the action. Statute 840.10

I am pleased with this electronic service in making a time sensitive deed transfer since very few options exist currently with the Covid 19 Crisis. This was the only rapid and available option to record the deed transfer and the fee was reasonable. Deeds.com was such a blessing in order for me to get something done that my lawyers could not get done. Transferring a mineral right from my deceased parents to me and my husband. The mineral company person I worked with went above and beyond helping me fill the paperwork out perfectly so that it had “right of survivorship” (and other things phrased properly) so that either my husband or I won’t have the issue I have had.
