Subcontractor Preliminary Notice in Wisconsin
In Wisconsin, subcontractors may only make a lien claim if they submit a Notice of Intent to File a Lien within statutory time limits.
No lien claim may be filed or action brought thereon unless, at least thirty (30) days before timely filing of the lien claim, the lien claimant serves on the owner a written notice of intent to file a lien claim. WIS. STAT. 779.06(2). The notice is required to be given whether or not the claimant has been required to and has given a previous notice. Id. It also briefly describes the nature of the claim, its amount, and the land and improvement to which it relates. Id.

These products would be more useful if they final deed could be copied and pasted into a word document for proper formatting. Because most of the document is protected against selecting and copying, I did not find it useful. I would not purchase again.

If I hadn't spent my career as an escrow officer (albeit in another state), I may have had a hard time figuring out exactly which deed I needed and how to prepare them, even with the back-up informational, how-to pdf documents, without an attorney. My experience speaks to how much the general public doesn't understand and how confusing it can be. Nonetheless, the access to so many documents at a fairly reasonable cost, the basic how-to docs made available along with the purchased doc makes all the difference. This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately.
