Subcontractor Preliminary Notice in Wisconsin
In Wisconsin, subcontractors may only make a lien claim if they submit a Notice of Intent to File a Lien within statutory time limits.
No lien claim may be filed or action brought thereon unless, at least thirty (30) days before timely filing of the lien claim, the lien claimant serves on the owner a written notice of intent to file a lien claim. WIS. STAT. 779.06(2). The notice is required to be given whether or not the claimant has been required to and has given a previous notice. Id. It also briefly describes the nature of the claim, its amount, and the land and improvement to which it relates. Id.

Had trouble filling in the forms not very user friendly. The text always had to be manipulated to look in the best place. Could not easily move existing text to look more professional with the text being inserted.

I was skeptical after experiencing other websites. However not only did we get the form we needed for a fraction of the cost vs going to an attorney, the additional resources (guides and samples) made the completion of the Enhanced Life Quitclaim deed quite simple, quick, and painless. We were having difficulty getting my mom to agree to meeting with an attorney or even considering a Lady Bird deed. Quite simple and easy. Only one critique: It would be easier if the names of the PDF would reflect the name of the deed/form such as 'Controlling tax return' rather than '1579101185SF56863.pdf'. However I love downloading forms rather than mail.

This was a seamless process. It probably took one minute to fill out my information and upload the document. It was formatted and sent immediately. It was processed the next day at the county recorders office. I have zero complaints. Before finding this company I spent an entire day calling and leaving messages at other e-filing companies like simplfile and others but they all required subscriptions. I just needed to file a single document now and then so that was not a good fit. (And those companies I found out still require the customer to do all the work!).
