Included is a "Special Instructions" section, where the agent's powers can be further limited and/or defined. This power of attorney terminates upon a date provided by the principle, providing your agent ample time to complete the purchase, example: 30, 60, 90 days.

The agent's certification form is signed by your agent verifying that the power of attorney and agent's authority are still active. This is often required by third parties, such as title companies.

In most circumstances this document will be recorded in the county where the property is located, formatted for recording in Wyoming Counties.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). Your documents were very helpful. I went ahead and filled in all the info for the Release of Lien document. It was easy to do with your example. I had all the necessary info such as plot numbers, etc. for the property and everything fit nicely onto the document. It has been notorized and mailed. My grandparents' Victorian home has new owners who love it and has paid it off. Yeah!!!

I tried to use the free stuff you find on the internet. You quickly find out that free is rarely ever (never) free. Even worse, the long term cost can be immeasurable. Glad I realized that before I got too far in. Do yourself a favor, spend a few bucks up front to get the right forms.
