This power of attorney is "Durable" (not terminated by the principal's incapacity) (3-9-102)(ii)
Included is a "Special Instructions" section, where the agent's powers can be further limited and/or defined. This power of attorney terminates upon a date provided by the principle, providing your agent ample time to complete the purchase, example: 30, 60, 90 days.
The agent's certification form is signed by your agent verifying that the power of attorney and agent's authority are still active. This is often required by third parties, such as title companies.
This power of attorney will be governed by the laws of the State of Wyoming that apply to instruments negotiated, executed, delivered within the State of Wyoming
In most circumstances this document will be recorded in the county where the property is located, it's fully formatted for recording in Wyoming Counties.

What a wonderful and easy task using deeds.com. I searched on line for the proper procedure to file a quit claim deed. It looked to confusing to do mysellf until I found deeds.com. With their instructions, I was able to fill out all the proper forms and file with the court in two days. Saved me at least a thousand dollars if I had an attorney do the same. Thank you. After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). It worked great- I had a little trouble at first with the site, figuring out where to do what, but the form was much better than the one we purchased at Staples, loved being able to fill out with the computer. We did need the other form as per the screen prior to ordering but couldn't figure out which one. The ladies at the recorders were great too.

These forms made it so easy to update the property deed and the instructions and sample filled out form were most helpful. You might want to add some brief information on when or why to use the Acknowledgment in Individual Capacity notary form. In my case the notary was required to use it but also filled in the brief notarize section on the Affidavit as well. She said the one on the Affidavit had some value because it showed she had witnessed the my signature. But this was only after I suggested both be filled in as she initially thought to just strike through it and just use the Acknowledgment in Individual Capacity form.
