I found all the forms I needed to complete a Quit Claim Deed on Deeds.com. All the forms are available for download to fill in on my laptop computer. So far the experience has been very good. My only issue would be that the Quit Claim instructions could be more thorough and easier to understand. I am guessing that the State of New Jersey made up the instructions? Unfortunately this has cost me a huge amount of extra time to parse out EXACTLY the terms I need to write on the Quit Claim Deed form. I haven't started the Tax Forms, but hope they will be more straightforward. In general, I DO recommend Deeds.com!

Thanks for the recommendation, Sharon. We appreciate you flagging the New Jersey instructions, and we'll review them with an eye toward making things clearer and more straightforward. Feedback like yours is how we keep improving.

Form needs to be gender neutral. Also, while the format prompts for the correct information to be included, more of the form needs to be open for editing and to eliminate unnecessary spacing.

Karen, thank you for your helpful feedback. We appreciate you pointing this out and are reviewing the form to make the language gender neutral, improve editability, and reduce unnecessary spacing so it is easier to complete.

Easy to complete with the use of the guide you provided. Very reasonable price considering the closing attorney wanted $450.

Deeds.com had exactly the forms I needed! One of the easiest sites to navigate. Well worth the money, and I didn't have to fill out the form first in order to get it delivered. Free isn't always best! Thanks Deeds.com for a flawless transaction!

I was not able to use the form after paying for it. The words in red would not let me type over them and I could not get a blank document. Useless.

Reply from Staff on June 15th, 2026:

Each forms package includes a blank form, a guide, and a completed example. The red text appears in the completed example to show how a finished document may look; the blank form is the editable document intended for customer use. Because our products are do-it-yourself legal forms, we canceled the order and payment when it was clear the customer was not able to identify and use the blank form included in the package.

I am very happy with these forms. Very easy to use, A lawyer will charge you $500.00 or more for same enhanced life estate deed.

The process was very easy but I did not realize before I paid to get this form , that I could have gotten it free from Tulsa county clerks office. Other than that, it was fine.

Reply from Staff on June 7th, 2026:

Thank you for the honest feedback, Robin, and we're glad the process was easy for you. You're right that the Tulsa County Clerk publishes a free transfer on death deed form, and we'd never want anyone to feel they overpaid. Our version isn't that same blank, though: it adds an alternate beneficiary designation so the property still passes as you intend if your first choice doesn't survive you, it's built to handle one or two owners, and it comes with a plain-language guide and a completed example. We appreciate your business.

The booklet is too wordy. Not concise enough for someone who is inexperienced at filling out your form. It would be nice to have a picture example of what you are talking about. When we got to the Registars office we found out they do not have a notary. Would have been nice to know before we went. The form asks for page and book which is no longer needed. So why have it on there?

Reply from Staff on June 4th, 2026:

Thank you, Marolyn, this is useful feedback. A completed sample is actually included with the form, and your note tells us we should make it easier to find and tie it more directly to the instructions, so we'll do that. We'll also add a "before you begin" checklist and a clearer note that the document needs to be notarized in advance, since recording offices don't provide notary service. On the book and page: that reference is required by the Utah statute this affidavit is filed under (§ 57-1-5.1) and still applies to older deeds recorded before counties moved to entry-number-only indexing around 2000. You enter whichever reference appears on your recorded deed and leave the rest blank. Appreciate you taking the time to write in.

Promissory note guidelines instruction No. 1 has misspelled Principle [sic]. Promissory note blank form number 1(c) the formatting of the P&I payment is not correct.

Reply from Staff on June 1st, 2026:

Thank you for pointing this out, Paul. We appreciate the careful feedback and will review the instruction typo and the formatting issue in section 1(c) so they can be corrected where needed.

Experience was very positive. It's very easy to use and I like the chat/feedback feature. It almost doubles the recording fees that is a little expensive but otherwise it works great.

You form was good the only thing that did not work was the download to fill it out !!! I use a Mac system and maybe that's what the issue was. I filled it out by hand and it worked for the purpose .

Reply from Staff on May 22nd, 2026:

Thanks for the kind words, Roman. Glad the form worked for you. For the fillable fields, the PDF opens best in a dedicated reader like Preview or Adobe Acrobat rather than inside a browser window, which can sometimes flatten them out. We appreciate your business.
