A correction deed is an instrument used to correct an error in a deed that has been recorded at an earlier date. This type of deed is important because it ensures the accuracy of property records, which are essential for clear property titles and smooth real estate transactions.
In order to correct a prior deed on record, use a correction deed, which must be notarized and recorded at the same county agency as the earlier deed. The correction deed makes specific reference, by execution and recording date, as well as instrument ID or book/page number, to the earlier deed and rerecords it in its entirety. It states the type of error made and adds the corrected information in the respective section of the instrument. All parties who signed the prior deed must sign the correction deed in the presence of a notary.
Common reasons to use a Correction Deed.
Correcting Minor Errors: A Correction Deed is often used to rectify minor mistakes in a previously recorded deed, such as typographical errors, misspellings, or errors in personal details of the grantor or grantee (like names or addresses).
Property Description: One of the most common reasons for using a Correction Deed is to correct an inaccurate legal description of the property. Since the legal description defines the exact boundaries and dimensions of the property, accuracy is crucial.
Incorrect Recording Information: Sometimes, a deed might reference incorrect recording data from earlier transactions. A Correction Deed can rectify these references to ensure the chain of title is accurate.
Notary Acknowledgment: If the original deed contained errors in the notary acknowledgment, such as missing information or incorrect dates, a Correction Deed might be used to correct these issues.

Great resource and everything went smoothly except email was performed through autofill prompted by the system but the autofill added a letter that gave wrong email. I can still sign in with wrong email since the system recognizes it as mine even though it is wrong. May be my fault and not the system since I did not catch the discrepancy in time. I would suggest a field that allows a correction to any misinformation prior to signing out from the initial sign on. Still think it is a great resource if all documents are processed and accepted by the pwers to be. Thanks.

The purchasing process was very slick and my credit card was charged IMMEDIATELY. The deliver went well as the link was provided immediately.
However I asked a question via the "Contact Us" link and days later I get a survey but no reply.
I may have been directed to the wrong forms via my County and I wanted to confirm that...but still no answer.
What would that deserve as a rating???

After a little glitch due to heavy volume at the County Recorder, my document was recorded. County Recorder was closed to public access at the office (due to the coronavirus issues) so all documents were either mailed to them or sent in electronically.
Deeds.com was very efficient at their end with very quick responses to my questions and concerns. I would definitely use their services again.

It worked great- I had a little trouble at first with the site, figuring out where to do what, but the form was much better than the one we purchased at Staples, loved being able to fill out with the computer. We did need the other form as per the screen prior to ordering but couldn't figure out which one. The ladies at the recorders were great too.
