A deed of trust (DOT), also known as a trust deed, is a document that conveys title to real property to a trustee as security for a loan until the grantor (borrower) repays the lender according to terms defined in the promissory note. It's similar to a mortgage but differs in that mortgages only include two parties (borrower and lender). The laws of each state determine whether to use a deed of trust or a mortgage.
This form may be used for residential property, condominiums, second homes, vacant land, planned unit developments, small commercial and rental property with up to 4 units, if more than 4 units-attach our assignment of leases and rents form.
This DOT contains a Power of Sale Clause allowing for a non-judicial foreclosure, saving time and expense for the lender. The promissory note can be used for installment or balloon payments. A deed of trust and promissory note containing stringent default terms can be beneficial to the Beneficiary/Lender.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. in one of the reviews, the person said they wished that there was more room allowed for use in the grantor section. the reply was that they were sorry but there was only enough room for what was there considering margins, etc. that is not true. on the forms i downloaded there was plenty of extra room at the top of the page (about 2 inches) that was not being used.

After a little glitch due to heavy volume at the County Recorder, my document was recorded. County Recorder was closed to public access at the office (due to the coronavirus issues) so all documents were either mailed to them or sent in electronically. Deeds.com was very efficient at their end with very quick responses to my questions and concerns. I would definitely use their services again.
