As part of the probate process, a personal representative's duties include transferring a decedent's real property to those entitled to receive it. A personal representative may also sell real property in order to pay the estate's debts.
An administrator is a personal representative designated by the probate court to settle the decedent's estate when the decedent has died intestate (without a will), or has failed to name an executor in a will. Use an administrator's deed to convey fee simple title to a grantee, who is either a beneficiary, heir, or buyer).
The deed contains covenants that the grantor is qualified to act as administrator of the decedent's estate; is authorized to bargain and sell the property pursuant to the terms of the decedent's will or by order of the probate court; and will warrant and defend the grantee's title against the claims of persons by, from, or under the grantor.

It was convenient to be able to download the deed template, instructions, and a completed sample deed all from deeds.com. I was able to complete my deed with little effort. My only complaint is that the editable fields in the pdf document are of fixed size, leaving some large spaces within a sentence, for example: Executed on this 1st day of July ,2020. This makes the printed document look a little peculiar.

The form I needed was correct and paginated as required. It was accepted w/o penalties. I was not happy about the information which I found way too scant. One sample form does not cover enough possibilities, more would be helpful. The instruction page is a bit better but sometimes it is not clear enough - sometimes it is not clear what the numbered items in the form correspond to. There is no guidance about the process and it would take very little to provide it. Example about "description", say where to find. There is a bunch of "free forms" attached but no guide on which are needed and when. Example: at the counter I was given a paper "conveyance" form and asked to fill it - I did not know it was needed and what it did and so I had not d
