In this form the principle (whether a resident of Georgia or not) appoints an agent to sell their Georgia property. The agent has the power to execute any and all documents and to do any and all acts necessary to sell or consummate the real estate transaction for a specific real property, including but not limited to the execution of Warranty Deeds, Limited Warranty Deeds and Quit Claim Deeds, signing purchase and sale agreements and any other necessary paperwork related to said closing and to do any other thing or perform any other act, in which the principal might do in person with respect to the transaction referenced, it being intended that this shall be a limited power of attorney for the purposes of this property transaction only. There is a "special instructions" section where the principal can further limit or define the agent's powers. This power of attorney is durable and terminates on a future date provided by the principle or by a written notification.

What you are seeing is one payment and a hold placed by your financial institution for the declined attempt. We are not sure why they do this but the hold usually falls off after a few day depending on their policy. I have used these forms now at least 3 times in order to sell the same parcel of land. The forms are great and I'm happy that I could use them more than once. To no fault of Deeds.com I used them many times to sell the same land. First the man died that was buying, before it got recorded. Then his wife was going to finish it, but then decided it should be sold to another party who was a friend of hers.

The form was useful, however the formatting is terrible once completed. A lot of white space with no option to remove extra spacing or to improve the overall formatting.

It would be helpful to be able to edit verbiage on the form. I was preparing a Deed of Distribution; therefore, there was no consideration paid. I had to type the language into a Word document instead.

I had an issue due to the fact that I had many beneficiaries. I was and still am not sure how to handle this. We do have Adobe Pro and can modify the form, if needed. But I would like to talk to your organization for more information.
While we are unable to assist you specifically with completing the document we can note that this is addressed in the guide. Information that does not fit in the available space should be included in an exhibit page.

I found Deeds to be okay except I was hoping it would give me a title or deed to my house if I would have known I would have just got a warranty deed I probably would not have pay the money but it's still worth it
