Idaho's statutes allow three primary methods for co-ownership of real estate: tenancy in common, joint tenancy, and community property. See Idaho Code Section 55-104.
Holding title as tenants in common means that each owner has title rights to a separate portion of the property. The owner may sell or otherwise convey the share independently from the others, and it may be included in his/her will.
Joint tenancy and community property, on the other hand, include the right of survivorship, meaning that when one owner dies, his/her share of the property is distributed amongst the survivors. Note that community property is only available to married couples and often requires a recorded community property agreement for full effect.
To formalize the transfer, remaining owners may use an affidavit of survivorship. By executing and recording this document, along with an official copy of the deceased owner's death certificate, the property and taxation records are updated to show the new status. This helps to maintain a clear chain of title (ownership history), which is important for future transfers of the property.

I didn't have a chance to judge your services because I received a message saying that my requested title could not be searched. I will say, the website is easy to navigate. I'm not sure how many who use these services are laymen, but I would suggest adding a detailed explanation of each service. I had to Google the difference between each type of title search, but I might just be more uninformed than the average person, or I just didn't see it on your website

I found the process of downloading and completing the documents very user friendly. Thank you for the Declare Value instructions. It was easy to follow, though a sample of the declaration form would be very useful. I didn't know how to list my "capacity" so I left it blank so the recorder could advise me. I am an attorney who was trying to draft some deeds in arizona. The deed templates coupled with the document instructions saved me hours work. At 1st I was skeptical, so spent hours figuring out how to draft the documents, but could have saved so much time If I had just spend the $20 sooner. Would use again is needed a deed format as a basis for my drafting.
