The personal representative's (PR) deed of sale for an intestate estate, under 33 M.R.S. 775-3-C, is a fiduciary instrument used to convey real property from an estate to a grantee (purchaser) pursuant to an order for sale. The PR deed conveys interest without any implied covenants of title (33 M.R.S. 771).

A personal representative of an intestate estate is someone selected by the probate court to administer the decedent's estate when the decedent dies without a will.

The PR must give notice of the sale ten at least (10) days ahead of the sale. In addition to meeting the standard content requirements for real estate conveyancing documents, PR deeds must reference information regarding the relevant probate case. Deeds are subject to transfer taxes in Maine, and require a real estate transfer tax form, unless a valid exemption is noted on the deed. File the deed at the appropriate county's Register of Deeds.

The Mineral Deed transfer form was pretty good. Could have used more info in the guide about where to find legal property descriptions and source of title. Also more space on the pdf for entering return addresses - there was room for only one; I needed three. I will be sending the form to the County Courthouse soon. I hope it works.

I needed a quitclaim deed to transfer ownership of a home. An attorney wanted $400.00 to file the deed. I downloaded a blank deed for my area from deeds.com. I received it instantly. (Small fee) it came with instructions and a template. I filled it out and submitted it to the County Clerks office.it was simple and I saved a lot of money. There may be other forms you need, check with whoever you are submitting the deed. You'll have additional fees, but that is up to the municipality in which you reside. It will be helpful if you have the latest deed on file. It was much easier than I thought. This is an easy website to navigate through and it is 100% legitimate. I recommend Deeds.com.

it would be nice to have explanation of all the forms required. For a first time estate DPOA, I feel a bit insecure with the forms and would like a paragraph explaining specifics for each link and what to complete for the ladybird deed. Otherwise, I love the ease of purchase with immediate links available.

I have used these forms now at least 3 times in order to sell the same parcel of land. The forms are great and I'm happy that I could use them more than once. To no fault of Deeds.com I used them many times to sell the same land. First the man died that was buying, before it got recorded. Then his wife was going to finish it, but then decided it should be sold to another party who was a friend of hers.
