Discharging a Claim of Mechanics or Construction Lien in Michigan

Lien claims must be discharged when the underlying claim is paid or the lien must be dissolved for any other reason provided by law. To accomplish this, the claimant records a discharge of lien document in the Register of Deeds in the county where the property is located. The lien is officially released after recording this form.

The discharge of lien form contains the following information: (1) lien claimant's name, (2) amount of the lien claim, (3) the book and page number where the recorded lien claim can be found in the county register of deeds, (4) property owner's name, (5) legal property description, and (6) common name of the property. Take care when discharging the lien, because once the lien has been officially released, the claimant loses a valuable tool to coerce payment.

This article is provided for informational purposes only and should not be relied on as a substitute for the advice of an attorney. Please consult a Michigan attorney with any questions about discharging a recorded lien claim, or any other issues related to liens.

Important: Your property must be located in Bay County to use these forms. Documents should be recorded at the office below.

Our Promise

The documents you receive here are guaranteed to meet or exceed the applicable Bay County recording format requirements. If there is a rejection caused by our formatting, we will correct the issue or refund your payment. This guarantee applies to document formatting only and does not extend to information entered by the user, the selection of the form, or the legal effect of the completed document.

They have been fabulous not only for getting me the Title and Property info I needed quickly, but also for determining which Deed (of many) that I actually needed. They are an outstanding resource for any real estate investor, property owner, Realtor, or attorney.

The guide I needed was very easy to understand and the template was easy to complete. I had a property attorney review the deed before I had it registered and she was impressed. She said she couldn't have written it better herself! Definitely worth the money instead of paying high dollar attorney fees for a simple task.

Your Quitdeed form was easy to understand with the guidelines provided and an example of an already completed form to see how you should complete your form. The price is reasonable for a do it yourself.

Thank you, Deabra. We’re glad the form and examples made the process clear and that you found it a good value for a do-it-yourself option.

Deeds.com made this process of electronic document recording so easy! The communication was quick, friendly, helpful and efficient. I am out of state and have administrative items to handle for my father who has Alzheimer's. Deeds.com is a great service. I highly recommend them, and will use them again when the time comes.
