Questions answered? Let's get started!

A Missouri warranty deed prepared for a single grantor carries one signature line, one acknowledgment certificate, and the marital status statement Missouri law requires of every natural person who signs a conveyance. This fillable form prepares that deed: one owner conveying Missouri real property with full warranty covenants under Chapter 442 of the Revised Statutes of Missouri.

The words that carry the Missouri warranty

Missouri attaches its statutory covenants to an exact phrase. Under Section 442.420, a deed conveying with the words grant, bargain and sell implies that the grantor holds an indefeasible fee simple, that the property is free of encumbrances done or suffered by the grantor or the grantor's chain of title, and that further assurances of title will follow. Those implied covenants stop at the grantor's own chain, so this deed adds the rest in express words: a covenant of seizin and good right to convey, a covenant against encumbrances except the matters the deed lists, and a general covenant to warrant and defend the title against the lawful claims of all persons whomsoever. Missouri case law reads near misses strictly; a deed that says bargain, sell and convey imports no statutory covenants at all, which is why this form carries the statutory phrase verbatim.

One grantor, one signature, a required marital status line

The form recites exactly one grantor conveying in that grantor's own right, so it carries a single signature line and a single notary certificate. Section 442.130 requires every conveyance to state whether a natural person executing it is married or unmarried, and Missouri's recording chapter makes the grantor's marital status first-page content, so the grantor section carries a dedicated marital status line on page one. A sole owner conveying to a buyer, a relative passing land within the family, and an unmarried owner reorganizing holdings present the single-grantor pattern this deed recites. Missouri homestead law draws the boundary of that pattern: under Section 513.475, a separate conveyance of a qualifying homestead by one spouse is null and void, while a joint conveyance by both spouses stands, so a married grantor's homestead conveyance follows a two-signature pattern that this form does not recite. The grantee side stays open to one grantee or two, with whatever words of co-ownership the parties use.

A certificate written to the Missouri short form

The certificate on the form tracks Missouri's statutory short form under Section 442.210 for a natural person acting in that person's own right: on the stated date the grantor personally appeared, known to the notary to be the person who executed the instrument, and acknowledged executing it as a free act and deed. Section 442.145 adds a Missouri particular: since 2020 the officer designates on the certificate whether the signer appeared in person or by communication technology under the state's remote online notarization law. The printed certificate carries the in-person designation, and the statute itself supplies the amended wording a remote online notary substitutes. Below the commission line the form leaves an empty captioned area for the notary's seal, because Section 486.730 places the seal near the signature and forbids stamping it over printed matter.

From the notary to the recorder of deeds

The completed deed goes to the recorder of deeds of the county where the land lies; from the moment of filing the record imparts notice to all persons. The form is built to Missouri's document standards: letter size pages, a three inch band at the top of the first page reserved for the recorder, margins wider than the three quarter inch minimum, twelve point type over the eight point statutory floor, a printed name under the signature, and the grantee mailing address the recorder looks for before accepting a deed. Missouri collects no statewide transfer tax on deeds. The City of St. Louis, St. Louis County, and St. Charles County collect a certificate of value with the deed for assessment purposes; that certificate is a county form prepared separately and not included in this package.

What arrives with the download

The download delivers this warranty deed as a fillable PDF, a completed example showing every entry for a realistic Greene County fact pattern, and a plain language guide that walks through each numbered section, the ways grantees may hold title, the signing formalities, and county recording practice. The materials describe Missouri law in general terms and are not legal advice; a Missouri attorney can apply these rules to a specific title.

I liked getting the forms but I was charged twice for some reason. I'm not sure what happened with that. Can you reimburse me? Thank you. Lanette

Reply from Staff

Thank you for your feedback Lanette. In review, it looks like your first payment was declined, second one was approved and processed. What you are seeing is one payment and a hold placed by your financial institution for the declined attempt. We are not sure why they do this but the hold usually falls off after a few day depending on their policy. If you have further questions about this you can contact your financial institution and they will explain. Have a great day.

The Personal Representatives Deed is definitely a helpful document for my files. I find it need just a little tweaking by deeds.com , There should be more space for the legal description. I did see in the FAQ's you recommend putting it in the Exhibit and this is what I did. Also I couldn't get the year to be accepted and had to write it in. These are just some minor suggestions, on the whole I was grateful to find this document. Thank you.

Delivered as promised but the explanation of how to complete the form is very basic. I'd like to see a few broader explanations such as if the spouse isn't the affiant, etc.

Reply from Staff
