The buyer recorded a Memorandum of Contract to secure their interest in a land contract.
The transaction falls through or the buyer cancels.
The buyer signs a Release of Memorandum as the Releasor to formally relinquish their interest.

2. Seller as Releasor:
The seller recorded a memorandum for protection or notice.
The agreement is voided or terminated.
The seller signs as the Releasor to release any cloud on title.

3. Both Parties as Releasors (Joint Release):
In many cases, both the buyer and seller will execute the release, especially if the agreement was mutual and both parties wish to formally end it.

the deed format and fill-in language are very specific to one type of easement and are not generally applicable to any other type; in other words it is not useful in a majority of situations and i would recommend against purchase unless you are creating an easement for an appurtenant landowner ONLY
