Lis Pendens is Latin for "litigation pending". Think of Lis Pendens as "notice of lawsuit". Once recorded this gives notice to the world that there is litigation pending over a parcel of real property. A buyer would be held subject to the outcome of the litigation. This greatly discourages any transfer of title until litigation is resolved. Common uses of a Lis Pendens are: Quit Title Action, Mechanic's Lien, Foreclosure, and part of a divorce proceeding (usually when the property is in one parties name).
N.J.S.A.2A:15-6. Written notice of pendency of action; contents
In every action, instituted in any court of this State having civil jurisdiction or in the United States District Court for the District of New Jersey, the object of which is to enforce a lien upon real estate or to affect the title to real estate or a lien or encumbrance thereon, plaintiff or his attorney shall, after the filing of the complaint, file in the office of the county clerk or register of deeds and mortgages, as the case may be, of the county in which the affected real estate is situate, a written notice of the pendency of the action, which shall set forth the title and the general object thereof, with a description of the affected real estate.
No notice of lis pendens shall be filed under this article in an action to recover a judgment for money or damages only.
When a notice of lis pendens is filed in such an action, the plaintiff shall, within three days after the filing of the notice of lis pendens, serve upon the defendant a copy of the notice of lis pendens and of the complaint. See N.J.S.A.. 2A:15-7. Included is a "Certificate of Service" form with instructions.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). I had worked for a couple of months sending things back and forth to the county and still had no success. I decided to use deeds.com and it was all done in a few hours. Such a relief! While I find this to be wrong and the county should work with property owners as well as they work with third parties, I was still grateful for this service.

Extremely helpful team of professionals who are patient when you need to get things filed correctly.
Very small price for the comfort of knowing your DOCUMENTS are FILED with you local Recorder's Office.
Some of the filings, if they are correctly formatted are already uploaded and official within a few hours.
Here's the ALTERNATIVE you may encounter.
For Example:
King County Recorder's Office moved which means most filings are backed up 7-10 days if you DROP your filing in a BOX with your CHECK or MAIL IT. Neither is a great option, since they have no WALK IN HOURS.

The template isn't that easy to work with, with you have to type out large amounts of text. Also copy and paste doesn't seem to work. Furthermore, the code listed on the guide is out of date. However, the DQC is decent in that it has all the required fields you need.
