The General Mineral Deed in North Carolina Quitclaims oil, gas, and mineral rights from the grantor to the grantee. THIS IS NOT A LEASE. There are no Exceptions or Reservations included.
The transfer includes the oil, gas and other minerals of every kind and nature. The Grantor can stipulate the percentage of Mineral Rights the Grantee will receive.
This general mineral deed gives the grantee the right to access, for the purpose of mining, drilling, exploring, operating and developing said lands for oil, gas, and other minerals, and storing handling, transporting and marketing of such.
The seller, or grantor Quitclaims the mineral rights and does NOT accept responsibility to any discrepancy of title (This assignment is without warranty of title, either express or implied)
Uses: Mineral deeds with quitclaim are often used in situations where the grantor wants to quickly release any interest they might have in mineral rights, such as in settling estates, resolving disputes, clearing up uncertainties about ownership in a title's history or when mineral rights have previously been severed or fragmented from surface rights and cloud a title, making it difficult to transfer property. Resolution often involves the holder(s) of the mineral rights, quit-claiming any rights he/she/they have or might have in the subject property.

I had overwhelming emotions taking my deceased wife's name off my condo, so it took me a year to steel myself to submit the form. I am so glad I found this resource! As the Executor of a family members estate I wanted to save money by bypassing a lawyer as it seemed pretty straight forward to tranfer a Life Estate to the remainderman. (I had original deeds). But talking with 3 different states and 4 different counties - none of which seemed to need the same documents, I was almost ready to dump this in a lawyer's lap. This resource makes it simple!

I saved 225.00 with this purchase.Make sure you have an updated property description from your county tax collectors' office.In Bay county,Florida the tax office will email you an updated property description.I attached the email to the the deed.I had to change the date and they accepted a white out and ink correction on your form.

Great and fast service. Would have been grate to have seen a little more detail or a pre-filled sample in the fields. Had a little confussion in some of the lines to fill out since the guide only explains a few of the lines not all of them. Otherwise, is really great to have this service with low cost. Thank you.
