Use this form to create a survivorship joint tenancy in Ohio real property. The Ohio Revised Code Section 5302.17 states that a "deed conveying any interest in real property to two or more persons . . . creates a survivorship tenancy in the grantees, and upon the death of any of the grantees, vests the interest of the decedent in the survivor, survivors, or the survivor's or survivors' separate heirs and assigns."
Once executed and recorded, this deed immediately conveys ownership from the grantor to the grantees. To retain a shared ownership interest in the property, the grantor simply conveys the property to herself and the other intended co-tenants.

It was OK but unfortunately useless. The jurisdictions are now requesting that documents such as Notices of Commencement not only be recorded at their offices, but also certified. This last service is not provided by Deeds, or at least I could not find it in your website and did not receive a response when I asked if you did. Thus, we are going back to traditional means of recording/certifying

I used deeds.com to complete a gift deed for transferring a house to our son. Laborious process to gain access; need to indicate PRIINT when complete and inform that if page is backspaced, entered info disappears, necessitating starting all over again. There is only one “A” provision, when some documents have several more. Space is too limited in some instances to provide what is necessary for recording. Thank you

I used your TOD document to deed my home to my daughter. Your sample document was very helpful. I had to do it a few times but finally got it right. I didn't check but It was surely cheaper than a lawyer fee.

I was in a rush to record a quit claim deed, however due to covid 19 Miami dade county recorders office are not open to public. According to staff I would have to mail in the quit claim deed and wait approximately two weeks for the deed to get recorded. Thanks to Deeds.com I got my document recorded in less than one day.
