What is a Notice of Furnishing in Pennsylvania?
Mechanic's Liens are governed by Title 49 of the Pennsylvania Consolidated Statutes.
The Notice of Furnishing is a document providing notice to the owner that the start of labor or delivery of materials has commenced. The notice must be filed with the registry within forty-five (45) days of first furnishing labor or materials on a construction project. The Notice must also be served by certified mail on the owner within that time. If the Notice is served too late, you may still file a mechanic's lien but that lien will only include the unpaid services within 45 days of service and thereafter. 501.3.
The notice must contain the following: (1) a general description of the labor or materials furnished; (2) the full name and address of the person supplying the services or items; (3) the full name and address of the person that contracted for the services or items; and (4) a description sufficient to identify the searchable project, based on the description in the Notice of Commencement. 501.3(b)(3). In addition, the document must meet all state and local standards for recorded documents.

I am a lawyer and purchased a specialized type of deed for a special scenario. The product received was functional, but not great. Wording is slightly clunky and the form layout was not convenient for making a professional final product. The wording also didn't contemplate a remote-state probate, which is a common scenario. Something about the PDF prevented me from doing cut and paste, so I had to do OCR to get the relevant text for inserting in my existing draft deed. Finally, while the site claims it is customized for the exact state and county, it does not appear to be well-customized for that purpose and I had to use other language (not sourced from the deeds.com document) to meet local norms.

The process was very easy but I did not realize before I paid to get this form , that I could have gotten it free from Tulsa county clerks office. Other than that, it was fine.

Our version isn't that same blank, though: it adds an alternate beneficiary designation so the property still passes as you intend if your first choice doesn't survive you, it's built to handle one or two owners, and it comes with a plain-language guide and a completed example. Website is easy to use. I ordered the form, filled it out and uploaded it for recording. My only critique is that you can't preview the form before ordering and paying for it. I ordered a Deed of Full Reconveyance form only to find out I needed the Substitution of Trustee and Deedn of Reconveyance form instead. So I wasted $22 on the wrong form.
