About Providence County Recorder

Each city and town in Rhode Island has its own recording office for real property documents. Property records are not recorded by county. Documents should be sent to the appropriate town or city relative to the property address.
The Providence Recorder of Deeds is responsible for recording and maintaining the land records for the City of Providence only.

Recording Fees

To record a quitclaim deed or warranty deed, the fee is $84 for the first page, plus $1 for each additional page.

A mortgage is $64 for the first page, plus $1 for each additional page to record.

An easement is $49 for the first page, plus $1 for each additional page to record.

Copies are $1.50 per page.

Checks and money orders are acceptable forms of payment.

The Real Estate Conveyance Tax is $4.60 per thousand of consideration (rounded to the nearest five hundred). For a tax table & return form, see supplementals.

Document Formatting Requirements

* Only original documents are accepted for recording and filing. After the document has been recorded, it will be returned to the submitter.

* Deeds must note the actual sale price in order to be recorded.

* Deeds must be signed and acknowledged. Names should be printed beneath all signatures.

* The name and address of the grantee must be included with deeds.

* Mortgage deeds presented for recording must have the name and addresses of the mortgagor and mortgagee.
