Real estate deeds that transfer property in Utah can be recorded to provide constructive notice of the transfer. In most cases deed documents are recorded in the county where the real property is located.
RECORDING ACT IN UTAH
Each document that is executed, acknowledged, and certified in the manner prescribed by law, will, from the time of the recording, impart notice to all persons of the contents of the contents.
Each document that is not recorded as provided by law is void as against any subsequent purchaser of the same real property, or any portion of it, if the subsequent purchaser purchased the property in good faith and for a valuable consideration; and the subsequent purchaser's document is first duly recorded.
