Document Requirements
- A document must be an original in order to be recorded.
- All documents must be acknowledged (notarized) in accordance with Wyoming law.
- Documents must be clearly readable and reproducible.
- Corresponding names should be typed or printed beneath signatures, except for the notary and witnesses.
- At the top of the first page, provide a blank 3 inch top margin. This should be left blank for recording purposes. All other margins should be at least 1 inch.
- A document title should indicate the nature of the recordable event. The title should be given after the 3-inch top margin.
- Documents which need to be abstracted need to have a valid Sublette County legal description. A document can still be recorded without a legal description, but it will not be abstracted in the tract indexes.
- Deeds need to have a grantor and grantee connected with the real property.
STATEMENT OF CONSIDERATION
Unless an instrument is exempt, it cannot be recorded without a completed and sworn Statement of Consideration. It is the responsibility of the buyer (or the buyer's agent) to fully complete the statement. The form must be printed or typed.
If more room on the form is necessary for the legal description, a copy of the deed or the legal description can be attached.
If an exemption applies, the submission of the statement is not mandatory. However, a statement completed through Part C, with a signature under Part E, may avoid the necessity of a County Assessor contacting the buyer (or the buyer's agent) to confirm applicability of the exemption. If a statement is provided for an exempt transaction, choose "Yes" under Part C and circle the appropriate exemption number. If no exemption applies, the entire form must be completed.
The Statement of Consideration is available on the County Clerk's webpage.
