If a trustee or person entitled to payment receives full satisfaction of a deed of trust, he/she shall acknowledge satisfaction of the deed of trust by recording a release and reconveyance of the deed of trust, (It shall not be necessary for the trustee to join in the acknowledgment or satisfaction, or in the release. The recorded release or satisfaction of deed of release and reconveyance constitutes conclusive evidence of full release of the deed of trust in favor of purchasers and encumbrancers for value and without actual notice.)

Deeds.com was so simple and easy to use! My local recorders office is closed due to COVID-19 and their recording said to use Deeds.com. Ease and speed of recording are remarkable. This is especially true of deeds with problems: I often get feedback within minutes and can correct problems immediately and still complete the filing in the same day. I wish more counties accepted electronic filing! It would be helpful to list counties that do/do not accept electronic filing so I would not have to upload documents to find out my effort was fruitless.

The QuitClaim deed does not provide enough space in the Grantor block at the top of the first page. In fact, all blocks should provide more space.
