What is an Arkansas Lis Pendens?
A Lis Pendens is notification of a pending suit. This notifies potential buyers that the property is under pending litigation and that they would be subject to the outcome of said litigation if they purchased the property. This in effect puts a cloud on the title. [ It shall be necessary for the plaintiff or any one (1) of the plaintiffs, if there is more than one (1) plaintiff, or his or her attorney or agent to file a notice of the pendency of the suit, for record with the recorder of deeds of the county in which the property to be affected by the constructive notice is situated. 16-59-101]
An Arkansas Lis Pendens must contain:
Title of the Cause of the case
General Object of the case
Full description of the property involved
Names of Parties to the suit
Style of the Court where suit is pending

Form needs to be gender neutral. Also, while the format prompts for the correct information to be included, more of the form needs to be open for editing and to eliminate unnecessary spacing.

The process was easy going. The process is one thing, the results another. I have attempting to resolve this matter, of claiming sole ownership of the property for several YEARS. I lost my Bride of 65 years in 2015. A lawyer I hired failed in his attempt, so I'm waiting to see the actual results. You form was good the only thing that did not work was the download to fill it out !!! I use a Mac system and maybe that's what the issue was. I filled it out by hand and it worked for the purpose .

Was warned by attorney that forms from internet have lots of mistakes. But after looking all over, took a chance on here. So far, I am satisfied, and actually happy that I got something that (I believe) meets my state and local requirements. Haven't filed the deed yet, or had to put it into effect, but being able to pick the local area, and have the relevant state law listed on the deed, gives me confidence. If I hadn't spent my career as an escrow officer (albeit in another state), I may have had a hard time figuring out exactly which deed I needed and how to prepare them, even with the back-up informational, how-to pdf documents, without an attorney. My experience speaks to how much the general public doesn't understand and how confusing it can be.
