a. That the grantor received title.
b. That the property was not encumbered during the time the grantor held title, except as otherwise noted in the deed.
In a special Warranty Deeds the grantor may include additional warranties but they must be specifically stated in the deed.

The Website was easy to use. I live in Houston Texas and mother recently passed away in California and I need affidavit of joint tenant forms. I'm typing along and suddenly I can't fit anything more into the page and there's plenty of room. This is my 2nd time using this site. No problem the first time years ago. Now it's an issue, looks like I'll need a typewriter to finish the form. Where do I find a typewriter?!! I can't complete the legal description!
