In Florida, for a Lis Pendens to be effective it must be recorded in the county recorder's office, (where the property is located) 48.23 (1)(a).
A Florida notice of lis pendens must contain the following:
a.(The names of the parties.)
b.(The date of the institution of the action, the date of the clerk's electronic receipt, or the case number of the action.)
c.(The name of the court in which it is pending.)
d.(A description of the property involved or to be affected.)
e.(A statement of the relief sought as to the property.) 48.23 (c)1.
A Florida Lis Pendens stays if effect for one year in general. (The court may impose such terms for the extension of time as justice requires.) 48.23(2)
A Lis Pendens is usually filed by the plaintiff ( party initiating suit).

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). Process is well laid out, clear and concise. Check out is easy.
Recommendations:
* Assign names to the downloadable files that are meaningful, such as: WARRANTY DEED instead of the useless and cryptic 1420490866F11417.pdf.
* Provide a ONE BUTTON DOWNLOAD for all forms ordered. It's aggravating to have to click on each of the 20 documents and download them individually.

The website was easy to navigate but only needed one form. The guide was helpful also. Cost want high but contains many documents that I didn't need but may someday. Could not save form after completed but printed copies that needed to be court filed.
