When people create their wills, they generally name one or more individuals to supervise the distribution of their assets. The person who fills this role is called an executor. Sometimes, though, the chosen executor is unable, unfit, or unwilling to accept the responsibility. In other situations, the deceased dies intestate (without a will). No matter the reason, if there is no executor, the probate court will appoint an administrator to manage the probate estate.

Georgia customarily uses the term "personal representative" to refer to both executors and administrators, but can get more specific when it comes to conveying title to real estate. During probate, the court may direct an administrator to sell real property to pay the estate's debts or to consolidate the decedent's assets for distribution to any heirs.

An administrator's deed, executed by the appointed personal representative, includes relevant information about the decedent and the probate case, in addition to the state and local requirements. To transfer title to a buyer, record the completed administrator's deed, along with any necessary supporting documents, with the real property records of the appropriate county.

I was in a rush to record a quit claim deed, however due to covid 19 Miami dade county recorders office are not open to public. According to staff I would have to mail in the quit claim deed and wait approximately two weeks for the deed to get recorded. Thanks to Deeds.com I got my document recorded in less than one day. From Pennsylvania here. Documents are great and easy to fill out however you are lacking a couple of things. You only provide the option for a Grant Deed when you purchase by your county which is Mercer County for me. Why not give the ability to get a Warranty Deed that better protects the Grantee? Also, being from Pennsylvania and in a county that mined Buituminous Coal we are required to include the Coal Severance Notice and Bituminous Mine Subsidence and Land Conservation Act Notice. You can check the box on your Deed form that they are required and attached but you do not provide the verbiage or form for this. You state that you know what each county requires and include everything required but you do not include these two required Notices. This has been a requirement for years and the wording never changes. I had to look for these Notices and hand type this information and include it on another seperate page after the Notary section on the Deed. The Grantor has to sign the Coal Severance Notice and be witnessed by a Notary so I had to add another place for the Notary and will have to pay twice for witnessed signatures when it could have been included in your document. My Deed from 2003 was done that way and then the Notary statement after that so it was only one notarized witness of signature.

I am so glad I found this resource! As the Executor of a family members estate I wanted to save money by bypassing a lawyer as it seemed pretty straight forward to tranfer a Life Estate to the remainderman. (I had original deeds). But talking with 3 different states and 4 different counties - none of which seemed to need the same documents, I was almost ready to dump this in a lawyer's lap. This resource makes it simple!

The process was easy going. The process is one thing, the results another. I have attempting to resolve this matter, of claiming sole ownership of the property for several YEARS. I lost my Bride of 65 years in 2015. A lawyer I hired failed in his attempt, so I'm waiting to see the actual results.
