A personal representative of an intestate estate is someone selected by the probate court to administer the decedent's estate when the decedent dies without a will.

The personal representative's (PR) deed of distribution for an intestate estate, under 33 M.R.S. 775-3-A, is a fiduciary instrument used to convey real property from an estate to a successor in interest pursuant to Maine's laws of descent. The PR deed conveys interest without any implied covenants of title (33 M.R.S. 771).

In addition to meeting the standard content requirements for real estate conveyancing documents, PR deeds must reference information regarding the relevant probate case. Deeds are subject to transfer taxes in Maine, and require a real estate transfer tax form, unless a valid exemption is noted on the deed. File the deed at the appropriate county's Register of Deeds.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). The beneficiary deed was acceptable to the county clerk and my notarized official deed was mailed to me. The Missouri-based deed met with official approval so all is well in the land that time forgot.

Thank you for your feedback Lanette. In review, it looks like your first payment was declined, second one was approved and processed. What you are seeing is one payment and a hold placed by your financial institution for the declined attempt. We are not sure why they do this but the hold usually falls off after a few day depending on their policy. If you have further questions about this you can contact your financial institution and they will explain. Have a great day.

I am so glad I found this resource! As the Executor of a family members estate I wanted to save money by bypassing a lawyer as it seemed pretty straight forward to tranfer a Life Estate to the remainderman. (I had original deeds). But talking with 3 different states and 4 different counties - none of which seemed to need the same documents, I was almost ready to dump this in a lawyer's lap. This resource makes it simple!
