Maine Personal Representative's Deed of Sale for a Testate Estate
The personal representative's (PR) deed of sale for a testate estate, under 33 M.R.S. 775-3-D, is a fiduciary instrument used to convey real property from an estate to a grantee (purchaser) when the decedent has died with a will. The PR deed conveys interest without any implied covenants of title (33 M.R.S. 771).
A personal representative of a testate estate is someone named in the decedent's will to administer the estate.
The personal representative must have a court order to sell real property, unless the terms of the decedent's will direct the sale. The PR may be required to give notice of the sale, unless the will waives this requirement.
In addition to meeting the standard content requirements for real estate conveyancing documents, PR deeds must reference information regarding the relevant probate case. Deeds are subject to transfer taxes in Maine, and require a real estate transfer tax form, unless a valid exemption is noted on the deed. File the deed at the appropriate county's Register of Deeds.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. A better or more simplified explanation of what some of the more common titles would be used for would help. You list 6-8 types of Trusts alone. An example of doing a Grant Deed to move a property into, out of, or from a Trust to a Trust would have been helpful.

I tried 3 local attorneys and got no where , wrong information, to busy and another one was very rude. One said he'd do it then didn't. I was so stressed and tried a different online form company advertising an in person attorney within hours. They did call back but gave me the wrong answer. I needed a form used in NC and knew about it from the clerk of the court. The deadline was approaching, I looked one more time and found Deeds.com.
