Maine Personal Representative's Deed of Sale for a Testate Estate
The personal representative's (PR) deed of sale for a testate estate, under 33 M.R.S. 775-3-D, is a fiduciary instrument used to convey real property from an estate to a grantee (purchaser) when the decedent has died with a will. The PR deed conveys interest without any implied covenants of title (33 M.R.S. 771).
A personal representative of a testate estate is someone named in the decedent's will to administer the estate.
The personal representative must have a court order to sell real property, unless the terms of the decedent's will direct the sale. The PR may be required to give notice of the sale, unless the will waives this requirement.
In addition to meeting the standard content requirements for real estate conveyancing documents, PR deeds must reference information regarding the relevant probate case. Deeds are subject to transfer taxes in Maine, and require a real estate transfer tax form, unless a valid exemption is noted on the deed. File the deed at the appropriate county's Register of Deeds.

I had overwhelming emotions taking my deceased wife's name off my condo, so it took me a year to steel myself to submit the form. This is an initial review of Deeds.Com and the ordering process for their Quit Claim package for Virginia. The ordering process was very easy and the price seems reasonable for what you get. The process for obtaining document itself was easy, and the included guide and example are great! I do have an issue with the format itself, though. The form has pre-defined text boxes, which cannot be altered without partially rebuilding the entire document. For the 'property description' field on the Mineral Deed form, the text box is not large enough for the rather lengthy legal description entered on my original plat. Fortunately, I have a copy of Adobe Pro, so I have been able to re-build the doc to accommodate this short-coming.

I wanna give more stars because the required information is there, but the character spacing is disjointed on the first page, rendering a gap-filled, awkward-looking document. Also, the opening parenthesis for the first field on the first page is on the wrong line and is backwards, which sets the wrong tone especially since it's the first thing you have to fill out.
