A beneficiary of an interest in property in Massachusetts can renounce all or part of a bequeathed interest in, or power over, that property under M.G.L. ch.190B 2.801(a). This only works as long as it has not been accepted through actions that indicate ownership or been transferred in any way (M.G.L. ch.190B 2.801(h)). The written disclaimer must identify the creator of the interest, provide a description of the disclaimed interest, a declaration of the disclaimer and its extent, and the disclaiming party must sign in front of a notary (M.G.L. ch.190B 2.801(d)).
File the disclaimer within nine months of the transfer (e.g., the death of the creator of the interest) with the probate court (M.G.L. ch.190B 2.801(c) and (e)). In the case of real property, acknowledge the disclaimer as is required for a deed and record the disclaimer in the registry of deeds for the county or district in which the property is located, which will constitute notice to everyone. In addition, deliver a copy of the disclaimer to the person or legal entity having custody or possession of the property.
A disclaimer is irrevocable and binding for the disclaiming party, so be sure to consult an attorney when in doubt about the drawbacks and benefits of disclaiming inherited property. If the disclaimed interest arises out of jointly-owned property, seek legal advice as well.

its a bit confusing for a novice computer user. I would prefer to print out the forms, fill them out on paper, then attach them to an email to discuss the accuracy of the forms with a friend, and then take the completed forms to the County office to be recorded

Ultimately, it directed me to the wrong form. Not very helpful. I had to turn to a title company to get my issue addressed.

I purchased a Warranty Deed "package" on Friday and found that the Main download was a working document, but the secondary document (which is required) was not. In other words, I was able to use the fill-in feature on the main document, but not on the second document. I used the portal on the website to report my issue the same day. That was Friday. This is Wednesday. I have not heard a word from them and I have to use my documents in 2 days. I will probably have to resort to pen and ink for that document, but I have already tried filling it out twice and have to keep reprinting and starting over. You can't white out or cross out. I would really prefer to have the complete service that I paid for.

Deeds.com had much better and fuller information than any other help i found (90% complete vs 60 % complete); they tout how up-to-date they are on all the counties in the country and the idiosyncrasies of each county's forms and procedures; but some minor points of the info i needed were missing or confusing. Including that they sold me on e-Recording my deed through them, only to find out after i had done all the prep for that, that they had failed to tell me upfront (or i missed it somehow) that the county i was dealing with did not yet accept online recording. So, they were by far the best i found, but not 100%.

The release of mortgage form was OK, and accepted at the recorder's office, but there were some problems. Many of the fields to type in were too small to accept the data, and I could not find a way to change the field size or use a smaller font. Otherwise I was satisfied.
