Typical Stated Reasons to Release a Memorandum of Contract:
Termination of the Purchase and Sale Agreement - The parties have mutually agreed to terminate the Purchase and Sale Agreement.
Expiration of Contract Terms - The Purchase and Sale Agreement referenced in the Memorandum has expired by its own terms and is no longer in effect.
Failure to Satisfy Contingencies - The agreement was contingent upon financing, inspection, or permitting, which was not obtained; thus the contract is void and the Memorandum is released.
Voluntary Release by the Buyer - The buyer no longer claims any interest in the property and voluntarily releases the recorded Memorandum.
Mutual Release of Claims - The parties have resolved all matters related to the agreement and consent to the release of the Memorandum.
Court Order (less common) - Pursuant to the order of the [Court Name], docket number [#], the Memorandum is released.

Overall positive experience; especially liked immediate access to downloaded documents and instructions. My only concern was lack of adequate space in portions of your beneficiary deed blank form which then required me to use 3 exhibits to complete all necessary documents for the county recorders office. Promissory note guidelines instruction No. 1 has misspelled Principle [sic]. Promissory note blank form number 1(c) the formatting of the P&I payment is not correct.
