Termination of the Purchase and Sale Agreement - The parties have mutually agreed to terminate the Purchase and Sale Agreement.
Expiration of Contract Terms - The Purchase and Sale Agreement referenced in the Memorandum has expired by its own terms and is no longer in effect.
Failure to Satisfy Contingencies - The agreement was contingent upon financing, inspection, or permitting, which was not obtained; thus the contract is void and the Memorandum is released.
Voluntary Release by the Buyer - The buyer no longer claims any interest in the property and voluntarily releases the recorded Memorandum.
Mutual Release of Claims - The parties have resolved all matters related to the agreement and consent to the release of the Memorandum.
Court Order (less common) - Pursuant to the order of the [Court Name], docket number [#], the Memorandum is released.

Best Way EVER to record a warranty deed! It was nice to not have to drive anywhere and find the facility closed or "unable to process due to covid19 and buildings being closed". Everything went well except that any information that I typed in on the computer download moves upward so that the letters or numbers are somewhat elevated above the line that should be even with the words on the form. I think it will be acceptable to the county recorder, but I don't especially like to submit things that appear uneven. I asked for help but just received a robotic reply that said to take steps that I already had done. So unless you know a way to correct this I likely won't use your forms again.
